This is where the magic happens. We deploy 2D or 3D renderings, physical samples and sketches all as needed to express ideas clearly. We love feedback and collaboration. We will be simultaneously balancing budget, lead times, energy compliance and engineering concepts all while addressing aesthetics and function.
TECHNICAL STUFF
We take the pretty pictures and translate them to technical documents to be shared with engineers, millworkers and other specialists.

Our services also include other experts for engineering and other specialty services based on your needs. This stage is where we start to geek out a bit (mostly behind the scenes) and coordinate all of the technical stuff from architectural, electrical, mechanical, plumbing and structural teams to create a clean, clear set of construction documents. We coordinate with them to make construction seamless.
APPROVALS
We leverage our existing relationships to guide the permitting process in a clear and streamlined method no matter which city you are in. We also coordinate with landlords and other stakeholders as needed.
THE BUILD
By this point we have prepared a strong set of construction documents that contractors can put firm numbers to and launch forward with construction. We will be answering questions from the contractor, providing solutions and keeping your vision on track throughout the process.
